Frequently asked questions

Everything sellers usually want to know before reaching out.

Do you buy mobile homes in parks, or only on owned land?

Both. We regularly buy homes on leased land inside mobile home parks as well as manufactured homes on owned land. The process is slightly different for each, and we handle those details for you.

What's the difference between a “mobile home” and a “manufactured home”?

Mostly terminology. Homes built before June 1976 are technically “mobile homes” under federal law, while those built after are “manufactured homes” built to the HUD code. We buy both, regardless of age.

What if I still owe money or there's a lien on the home?

That's very common and usually not a problem. We can often structure the sale so any existing loan or lien is paid off directly at closing.

How fast can you actually close?

As fast as 7 days once paperwork and title are in order. That said, there's no rush on our end — if you need 60 or 90 days instead, we'll work around your timeline.

Do I need to clean or repair anything first?

No. Leave anything behind you don't want, skip the repairs, and don't worry about cleaning. We buy homes completely as-is, including single-wides, double-wides, and triple-wides in any condition.

Is submitting my information any obligation to sell?

None at all. You'll get a no-obligation cash offer to review. If it's not a fit, there's no pressure and no cost to you.

How do you decide what to offer?

We look at the home's condition, age, location, lot rent (if applicable), and recent comparable sales in your area to put together a fair, straightforward cash offer.

Do you charge any fees or commissions?

No. There are no agent commissions, listing fees, or hidden costs. The offer you accept is what you receive at closing.

Will I need to move out immediately after accepting?

No — we work with you to set a closing and move-out date that fits your situation, whether that's a week or a couple of months out.

What areas do you buy in?

The Coachella Valley (Palm Desert, Indio, Rancho Mirage, La Quinta, Cathedral City, Palm Springs) and surrounding desert communities within about 25 miles, including Hemet, Perris, Cabazon, Banning, Beaumont, Salton City, Mecca, and North Shore. If you're just outside that area, reach out anyway.

What happens after I accept the offer?

We open escrow, coordinate the HCD title transfer (and park approval, if applicable), and schedule your closing date. You'll get paid at closing, and we handle the paperwork along the way.
